Buying your first plot in Dubai: from reservation to title deed

Buying land in Dubai is more straightforward than many first-time buyers expect, thanks to a well-run land registry. Here is the journey, start to finish.

1. Define what you are buying for

Building to live, to rent, or to hold and resell each points to different plots. Your use case sets the permitted-use, height and GFA requirements before you look at a single listing.

2. Shortlist and verify

For every candidate plot, confirm three things: its freehold designation (especially important for foreign buyers), its permitted use and build envelope (height and GFA), and recent comparable sales in the same community. A good broker surfaces all three up front.

3. Offer and reservation

Once you agree a price, the deal is documented and the plot reserved. This is the point to have your budget modelled on an all-in basis — land plus the DLD 4% transfer fee, registration charges, and your onward build cost.

4. Due diligence and paperwork

Title is checked, any NOCs obtained, and the transaction prepared for registration. Financing, if any, is arranged in parallel.

5. Transfer at the DLD

The transfer is completed through a registration trustee, the fees are paid, and ownership is recorded with the Dubai Land Department. You receive a title deed in your name — full, protected ownership of the plot.

6. From land to project

With title in hand, the build phase begins: design, authority approvals, DEWA connection and construction. That is a project in its own right — and worth budgeting for before you buy, not after.
