Nad Al Sheba Gardens: what a villa plot costs fifteen minutes from Downtown

A Meraas villa district around landscaped lagoons, fifteen minutes from Downtown, where land trades at a median AED 1,165 per sqft. Here is what the recorded sales show and what we currently hold.

Low-density villa land within fifteen minutes of Downtown Dubai is close to a contradiction. The city's central districts went vertical years ago, and the villa communities that remain affordable sit well out along the arterials. Nad Al Sheba Gardens is one of the few places where both still hold.

What the land costs

We hold 16 recorded land transactions in Nad Al Sheba Gardens covering January 2024 to April 2026:

Treat that range carefully. Sixteen sales is a thin sample, and a spread this wide across one district usually reflects genuinely different assets — a single-villa plot and a multi-villa or mixed-use parcel are not the same product, even side by side. The median is the more useful number, and for a central villa district it is a reasonable one.

The district

Nad Al Sheba Gardens is a Meraas villa district in Nad Al Sheba 1, a short drive from Meydan Racecourse, Downtown and Dubai Hills, accessed from Al Ain Road and Ras Al Khor Road. The masterplan delivers gated clusters of contemporary villas and townhouses around landscaped lagoons, parks and community retail.

Meraas's phased releases here have consistently sold through quickly, and the wider Nad Al Sheba area is consolidating into one of Dubai's stronger villa markets. For a land buyer, the relevant consequence is that plot supply arrives in bursts and gets absorbed — it is not a district with standing inventory to browse at leisure.

Who this district suits

Two buyers, with different maths:

  • End-users building a family home. A G+1 villa plot in a gated cluster fifteen minutes from Downtown is the core proposition. You are buying location and density, and the land price is the smaller half of the total project cost once you add construction.
  • Developers on multi-villa parcels. The larger plots permit multiple units, which changes the calculation entirely — these price on buildable GFA and the unit count the permission supports, not on the district median.
