Freehold plots in Dubai: what foreign buyers can actually own

One of the first questions overseas buyers ask about Dubai land is the simplest: can I actually own it? The short answer is yes — with conditions worth understanding before you commit.

Freehold vs. the rest

Foreign nationals can buy land on a freehold basis, but only within areas the government has designated for foreign ownership. In those zones you hold full title, registered with the Dubai Land Department (DLD), with the same ownership protection as a local buyer. UAE nationals, by contrast, may purchase plots more widely, including in exclusive districts that are not open to foreign freehold.

Why the zone matters more than the community name

This is the trap. Some large master areas — Dubailand is the classic example — contain a mix of freehold and non-freehold plots under the same umbrella name. So "it's in Dubailand" does not by itself tell you a specific plot is available to a foreign buyer on a freehold basis. The designation attaches to the plot, not the marketing name.

Always confirm the individual plot's status before you fall in love with it. A reputable broker will tell you a plot's designation up front, and the DLD record is the authority.
