Where Dubai plot prices are rising fastest in 2026
Land values have moved sharply in several Dubai communities over the last few years. A look at where — and what is driving international plot demand.
Dubai land has been one of the quieter stories behind the headline property boom — but plot values in several communities have moved substantially, and international buyers are a growing share of the market.
The moves that stand out
Recent multi-year shifts in residential plot values illustrate the trend:
- Dubai Hills Estate: from roughly AED 350–450 per sq ft a few years ago toward AED 600–900 per sq ft in 2026
- Al Furjan: from around AED 180–240 per sq ft toward AED 320–420 per sq ft
- Dubai South: among the lowest-priced freehold residential land in an established master development, around AED 150–220 per sq ft — an entry point that keeps drawing early-cycle buyers
Who is buying
By 2026, international buyers — from the UK, India, Russia, Germany, France and increasingly East Asia — account for a large share of higher-value plot transactions, particularly above AED 3 million. Zero property tax, 100% foreign ownership in designated zones, and full DLD title protection continue to make Dubai land attractive to overseas capital.
What it means if you are buying now
Rising values cut both ways. In fast-moving communities, waiting has a cost; in emerging districts, entry pricing still leaves room. The discipline is the same either way — buy on the plot's own fundamentals (designation, permitted use, height and GFA, and recent comparable sales in that specific community) rather than on the momentum of the wider market.
