When you buy a plot in Dubai, the price you negotiate is not the price you pay. A short, predictable set of official charges sits on top — and knowing them in advance keeps the closing smooth.
The transfer fee
The main charge is the Dubai Land Department (DLD) transfer fee of 4% of the sale value. This is the largest add-on and applies to the registered purchase price.
The fixed administrative charges
Alongside the transfer fee, budget for:
- A DLD administrative fee — typically a few hundred dirhams for a ready property
- Trustee office (registration) fees — around AED 4,000, or AED 4,200 on transactions above AED 500,000
In practice these fixed items add roughly AED 4,000–5,000 to a straightforward transaction, on top of the 4%.
Other line items to expect
- Agency commission, per your agreement
- Any applicable NOC or developer charges, depending on the community
- Mortgage registration fees, if you are financing
Why it pays to model this early
On a plot of, say, AED 3 million, the 4% transfer fee alone is AED 120,000 — a number you want in your plan from day one, not at signing. Building the full cost stack before you offer means your budget reflects the true all-in figure, and you can compare plots on equal terms.
