Bukadra sits ten minutes from Downtown beside the Ras Al Khor Wildlife Sanctuary, and its land still trades below the established Meydan districts. Here is what the recorded sales actually show.
Bukadra is the district most Dubai land buyers have not looked at yet — which is precisely why it is worth looking at. It sits between Ras Al Khor and Meydan, beside the Ras Al Khor Wildlife Sanctuary and its flamingo lagoons, with Al Ain Road and Ras Al Khor Road putting Downtown roughly ten minutes away.
What Bukadra land actually costs
We hold 44 recorded land transactions in Bukadra covering March 2024 to May 2026. The figures:

That spread is the story. A four-fold gap between the cheapest and dearest sale in the same district usually means one of two things: either the parcels differ sharply in what they permit, or location within the district carries a heavy premium. In Bukadra it is both. Sanctuary-facing parcels and those closest to the lagoon masterplans sit at the top of the range; land set back toward the arterial roads sits at the bottom.
The practical implication for a buyer: a Bukadra plot cannot be valued off a district average. It has to be valued off comparable sales with the same outlook and the same permitted use.
Why the district is moving
Bukadra's repricing is driven by what is being built around it rather than in it. The lagoon-fronted masterplans pushing out from MBR City have pulled the district into a growth story it was not part of three years ago, and infrastructure is arriving with that build-out rather than ahead of it.
The wildlife sanctuary is the unusual part. Ras Al Khor is a protected wetland, which means the open outlook on the sanctuary side is not developable — a view that cannot be built out is rare in a city that reliably builds out its views.
Bukadra versus Meydan
The comparison every Bukadra buyer makes is against Meydan, and it is the right one — they are neighbours with similar access to Downtown. Meydan is the established address with the racecourse, the completed communities and the pricing that follows. Bukadra is earlier: less built, less proven, priced accordingly.
Whether that discount is an opportunity or a fair reflection of risk depends on your horizon. Land bought for a build in the next two years carries the inconvenience of a district still under construction. Land held through the surrounding masterplans' completion is a different proposition.
What you can build
Bukadra parcels vary in permitted use, and the permission attached to a specific plot decides the project — not the district's general character. Check the permission and the height code on the individual plot before you value it. A residential G+4 parcel and a mixed-use parcel of identical size are not comparable assets, because the GFA you are allowed to build differs, and GFA is what the development economics run on.
