La Mer land: inside Dubai’s most expensive beachfront plots

At a median of AED 3,206 per sqft, La Mer is some of the most expensive land in Dubai. The 31 recorded sales explain why — and what separates the top of the range from the bottom.

If you want a number that captures how differently beachfront land trades in Dubai, here it is: the median recorded sale in La Mer is AED 3,206 per sqft. In Nad Al Sheba Gardens, a premium villa district fifteen minutes inland, the median is AED 1,165. The same emirate, roughly the same drive to Downtown, nearly three times the land price.

What the recorded sales show

We hold 31 recorded land transactions in La Mer covering January 2024 to July 2026:

The range is extraordinary — a sixteen-fold gap between the lowest and highest recorded sale. On a stretch of coast this small, that gap is almost entirely about position: direct beach frontage against a parcel a row back, and the permitted use attached to each.

It also means a district median is close to useless for valuing a specific La Mer plot. Ask for the comparable sales on your side of the road, with your outlook, and treat anything else as background.

Why La Mer land behaves differently

La Mer — now part of the J1 Beach district — is Meraas's beachfront quarter in Jumeirah 1, combining beaches, dining and boutique retail with low-rise residential, about fifteen minutes from Downtown along the Jumeirah coast.

Three things drive the premium, and they compound:

  • The supply is fixed. This is an existing coastal quarter, not a masterplan with phases still to release. No amount of demand produces more La Mer beachfront.
  • It is deliberately low-rise. Dubai has kept this district boutique. That caps the GFA on any given plot — which means you are buying an address and an outlook, not a development yield.
  • It is central. Most Dubai beachfront that trades at this level is on the Palm or further down the coast. La Mer is minutes from Jumeirah, DIFC and Downtown.

What this means for how you buy

La Mer plots do not price on the arithmetic that governs the rest of the market. Elsewhere in Dubai, land value follows permitted GFA — the floor area you can build is what you are really buying, and price per sqft of GFA is the comparison that matters. In a capped low-rise district on a fixed coastline, that logic inverts. You are buying scarcity and address.

That suits a specific project: a signature villa, or a boutique resort concept where the location is the product. It suits a yield-driven development poorly, and buyers who arrive with a GFA-multiple model usually conclude the numbers do not work — which is the correct conclusion for that model, and the wrong test for this district.
