Dubai Production City: the quiet 160% move nobody is talking about

IMPZ land shows one of the largest moves in our dataset. The sample is thin enough to warrant caution, but the direction is consistent with everything happening around it.

Dubai Production City — still widely called IMPZ — is a mixed-use district off Sheikh Mohammed Bin Zayed Road, built originally around media and printing businesses and now substantially residential. It shows one of the larger moves in our transaction data, and it comes with a caveat worth stating before the number.

Thirty-seven sales is a thin sample for a district this size. In a mixed-use area where a small commercial parcel and a residential tower plot both count as one transaction, a handful of high-density deals landing in the later period will move the median a long way without any individual plot repricing. Treat +160% as a direction, not a measurement.

What makes the direction credible is the company it keeps. The neighbouring Dubailand-corridor districts — DLRC at +131% on 155 sales, Majan at +113% on 119 — show the same move on samples deep enough to trust. Production City sits in the same corridor with the same drivers.

What the district offers

Production City's case is straightforward: established infrastructure, a substantial existing residential population, direct access to Sheikh Mohammed Bin Zayed Road, and land still priced below JVC, Arjan and the more fashionable Dubailand addresses.

It is not a district anyone buys for prestige. It is bought for the ratio of buildable GFA to land cost, in a location that already works — the schools, retail and residents are there rather than promised. For a developer weighing an apartment scheme, an established neighbourhood at a lower land cost is often a better risk than a cheaper plot in a district that has yet to prove it will fill.

What to check

The mixed-use character is the thing to be careful about. Permitted use varies substantially parcel to parcel, and "Dubai Production City" tells you very little about what a specific plot allows. Check the permission and height code first — they decide the project and the value, and in a district with this much variety, the district median is a poor guide to any individual plot.
